BASIX Certificate

The Building Sustainability Index (BASIX) is designed to achieve a 40% reduction in both water consumption and greenhouse gas emissions and is implemented under the Environmental Planning and Assessment Act 1979. It is an integrated part of the planning system, applying to all residential dwelling types and is part of the development application process in NSW.

Do you require a BASIX Certificate?

If you are constructing any of the following, then the answer is yes.

  • Single Dwelling
  • Secondary Dwelling
  • Multi Dwelling
  • Swimming Pool with a volume greater than 40,000 Litres.
  • Alteration or Addition valued at $50,000 or over.

Evergreen Energy Consultants are Accredited Thermal Performance Assessors with the Building Designers Association of Victoria (BDAV), Accreditation Number VIC/BDAV/16/1742.

NatHERS

(National House Energy Rating Scheme)

NatHERS is a star rating system (out of ten) that rates the energy efficiency of a home based on it’s design. NatHERS can be used for all residential dwelling types and is an effective way to reduce construction costs by undertaking a Thermal Comfort Simulation (TCS) through the second generation BERS Pro software program.

As a NatHERS Accredited Assessor with the BDAV, we will review your house plans and use BERS Pro to model and estimate the ability of your home to remain at a comfortable temperature year round and the amount of heating or cooling likely to be needed over an average year.

Undertaking a TCS, no matter what type of residential development you are doing, can help reduce construction costs when it comes to your BASIX Certificate. Paying the small amount for a specialist to undertake the TCS at the design stage can save you tens of thousands of dollars in the long run, mainly through reduced costs in the levels of glazing required.

Section J Report - Deemed to Satisfy

Section J of the Building Code of Australia (BCA) relates to Energy Efficiency and requires that all new commercial building projects (including change of use and renovations) in Classes 2-9, have a compliance report completed, generally at the Construction Certificate (CC) stage to demonstrate compliance with this Section.

The objective is for all new buildings “to reduce greenhouse gas emissions by efficiently using energy”.
